Communicate Instantly In A Foreign Language

Being able to speak a foreign or additional language is a skill that is very useful in a shrinking and borderless world. Easy and inexpensive travel has enabled people to frequently travel abroad. Whether the travel is for work or leisure, the experience becomes richer if one is able to communicate in the local language. Additionally, in many countries the locals regard the visitor who can speak their language as one of their own. In recognition of the growing number of people who need to learn a foreign language, there are many intensive or crash courses that enable people to pick up the essentials for speaking in a given language.

For those who do not have the time, there are now electronic language devices that allow instant communication in a foreign language. A Chase Saunders Case Study

I owed 60k on four loans and 11 cards, but paid it all off and am now debt-free. Here’s how you can sort your debt problems.

An easy to follow plan could help many relieve the burden of debt and high interest payments.

Britain has become a country of debt addicts, with many people relying on credit just to make ends meet. According to the latest figures from the Bank of England, we owed over 1,000 billion to mortgage companies. Thus, thanks to increasing house prices, mortgage debt has grown by 450 billion in the past 5 years.

Over the same period of time, unsecured credit (personal loans, credit cards, store cards overdrafts etc) has grown from 132 billion to 192 billion. This means that unsecured debt has increased by 1 billion a month since May 2001, and now amounts to almost 8,000 per house!

Personal debt is at an all-time high and it is no surprise that millions of borrowers are struggling to keep up with their monthly repayments. I know exactly how they feel, because I was in the same situation, when I found myself owing almost 60,000, thanks to four personal loans (including a debt consolidation loan !) and eleven credit cards, most of which were maxed out!

Here are a couple of tips to handle debts:

Tip 1 - Budgeting

The first aspect you must tackle is your household budget. Househould financial mismanagement is very often the main cause of debt problems.

The first thing that you should do is list all of your priority expenses. These are the essential bills which you must pay every month.
These include:

Rent or mortgage (you need to keep a roof over your head)
Council Tax (non-payment could lead to imprisonment)
Utilities (gas, electric, telephone and water)
Food (you need to eat!)
TV Licence
Hire purchase (for example, car payments)
Child Support
Secured Loans (your home could be at risk for non payment)
Travel costs
Clothing
Fines, ccjs etc

Once all of these costs have been met you will be left with your disposable income. This is the amount you have to pay your creditors. If you dont have enough to pay your creditors this is a warning sign that things are getting out of hand.

Tip - 2: Prioritise debts

Almost everyone underestimates just how much money they owe. Your need to stop ignoring the problem hoping it will somehow magically disappear. Get all of your statements etc together and make a list of all the debts.

Don’t list the debts in order of the amount owed. What you need to do is list them from the highest interest rate to the lowest, because it’s better to pay off your most expensive debts first. Store cards are usually the highest, because most charge rates of at least 26% APR. At this point you should destroy your credit and store cards. With better budgeting you should no longer have to rely on them and doing so will only increase your level of debt.

After you have listed your income and expenditure, make an honest assessment of your situation. If you dont have enough to pay the creditors or don’t know where to begin, get professional help from a debt consolidation service, such as Chase Saunders. They will draw up a debt-management plan for you and will negotiate with your creditors on your behalf.

If you have a surplus of cash after all of your payments then you have several options:

You could make the minimum monthly payments on your debts while allocating all of your spare cash at your most expensive debt (the highest interest) until it’s gone. Then tackle the next most expensive debt and so on, until all of the debts are paid in full. This is known as ’snowballing’, because the rate at which you repay your debts snowballs as your debts reduce.

If you have any savings, use as much as you can spare to pay off your most expensive debts. After all, there’s no point earning after-tax savings interest of 4% a year when you’re paying 30% on your store card!

In order reduce your interest bill and save time, you could consolidate your existing debts with a low-rate debt consolidation loan (or transfer to a 0% card but read the terms and conditions carefully because one late payment could void the low rate). However, you should only consider this if you are certain you wont be tempted to use your cards again! Many people who take out consolidation loans go on to build up more debts again.

If none of these options are open to you it may be worthwile considering a more formal approach such as an Individual Voluntary Arrangement (IVA). This is legally binding contract that can have up to 75% of your debts written off and is a viable alternative to bankruptcy.

In A Slump?

Sooner or later, every salesperson experiences a down period of sales results. These periods, where your continued activity seems to yield less than satisfactory results, are normal and to be expected. None of us can keep up a pace of 200 miles per hour day after day, month after month, year after year. The key is to keep your attitude positive, your focus on what is working, and your activity levels high regardless of the results.

In my best selling book, Soft Sell, I share the idea that there are a variety of sales slumps. In this short tip, I will only discuss four. They are:

1. An attitude slump.
2. A prospecting slump.
3. A presentation slump.
4. A closing slump.

An attitude slump is where you find it difficult to maintain your confidence, poise, commitment, dedication, persistence and motivation. This can be due to a number of causes. Some of them are: a) you have lost belief in your organizations products or services. b) you are not reaching your goals or objectives according to your schedule c) You are under a great deal of stress due to deadlines, expectations or loss of control of the sales process, and d) you have other issues in your life that are impacting your attitudes.

A prospecting slump is where you lack adequate qualified leads and are spending a great deal of time calling on poor prospects. As a result, your close ratio is a disaster. This could also be caused by your poor prospecting strategies: i.e. you are still (after several years selling your products/services) spending a lot of time cold calling.

A presentation slump can be caused by your lack of up-to-date product knowledge, poor presentation skills, or poor communication skills: i.e. listening, speaking or writing. This can also be caused by your lack of knowledge of the prospects needs, use of, or applications of, your products/services. You, therefore, give an organization-driven rather than a customer-driven sales appeal.

A closing slump can be caused by your lack of control of the sales process, poor prospecting, poor sales presentations, or many of the items in the attitude area we have already discussed.

As you can see, there are a number of areas where you can experience a down cycle in your sales approach. The thing to consider is that all of them are related to each other. In other words, if you are experiencing an attitude slump, it will have an impact on your prospecting, closing, etc. If you are in a closing slump, it will impact your attitudes, as well as other areas of the sales process.

The thing to remember is that you cant pull out of any of these slumps by just focusing on the one area that you feel might be the problem. You have to work on all of them. The way out of a slump is to go back to what works, or has worked for you in the past. It is also an excellent time for reflection and self-evaluation of your progress, success, weaknesses, strengths, etc.

Immersing yourself in the language and culture is the best way to learn to speak German. Living in Germany is the very best option to learn to speak German, but this is not an option for most people.

Some colleges and universities offer total immersion in the German culture. Oftentimes on college campuses you will find a German house where everyone who lives there can only speak German. The students who opt to live in the German house will learn to speak German very quickly.

If you arent on a college campus that has a German house, probably the most interesting and easiest way to learn to speak German is to live with a native speaker. If you dont happen to live in house with a native German speaker, then you will have to pursue another option to learn to speak German.

Nothing beats conversation with native speakers to spark your enthusiasm to learn to speak German. You could join a local German club or find out if there is an enclave of native Germans in your area. If so, sometimes these groups have activities that you can attend such as monthly festivals or weekly folk dancing classes. Very often the people who attend these types of things are native Germans who speak German among themselves. If you can hook up with this type of group, as you learn to speak German, you will have a group of people where you can practice your German in real life situations.

Another option to learn to speak German are home-study programs that allow you to learn to speak German at your own pace. Some of these self-study programs are quite effective and entertaining. Everyone who wants to learn to speak German wants to learn as quickly as possible, so quick learning is a selling point for most products offered online and in stores as well.

Everyone will learn to speak German at his or her own pace. Finding the mode that fits you best, be it an online course, or CD program or digital download or taking a class at a local university is best determined by you. You might like to start with a course you buy online and can download to use at your own pace. As you learn to speak German more, you can supplement your learning with some of the other modes suggested in this article.

Remember to make your project to learn to speak German fun. As you learn to speak German, you will find it easier to learn more. Be persistent and all of your efforts to learn to speak German will soon have a rewarding payoff.

Building Instant Integrity in Your Business Relationships

How strong are your business relationships? In todays fast-paced society, the frenetic pace of work and life ensure that we wont get very many chances to make that good first impression. The following guidelines will allow you to maximize the trust that others place in you and make a good impression each and every time.

1. Be Responsive

* Return all calls within 24 hrs (minimum)
The simple act of getting back to people that contact you via phone is a lost art. Most business people overlook how important it is to return all calls quickly. It displays respect for the message and for the person calling you, essentially sending the message, Your call is as important as every other call I get, and I give it my prompt attention.

* All emails within 24 hours
It is just as easy to return an email within 24 hours as it is a call. There really is no excuse (or no good excuse) for not getting back to people while they still remember that they contacted you!

* Listen twice as much as you talk
Contrary to popular opinion, listening is just as important as your ability to communicate ideas in the business world. Most people emphasize the latter rather than the former, and as a result fail to build trust in their business relationships.

Leifs quickie guide to better listening:

A. Frame messages quickly. Reflect back to the person to whom you are listening a condensed version of what you have discerned.

B. Attend to non-verbals: Match nods, body position, gestures. This increases their comfort level with you.

C. Attend more to how the person is articulating much more than what they are articulating.

II. Offer Value at Every Turn

* Pragmatic value is key
The value you offer, whether it be a service, a product, or a relationship, has to have utility for the person you are trying to build a relationship with.

* Always follow up
Always. If you spent a half hour discussing something and dont follow up, those thirty minutes were wasted. Follow up with a thank you, a note, an article of interest, whatever. But follow up.

* Be honest
Honesty is a lost art in relationships. Everybody pays lip service to the idea that they value it, but few people actually seek out honest, unabashed feedback. If you can provide it, you will instantly build integrity in your business relationships, because very few people do so.

III. Be An Object of Interest

* Use the language well
Learn how to speak well. Learn new words and increase your vocabulary on a weekly basis. Doing so tells other people that you are an educated individual, and value how you come across in interpersonal settings.

* Dress well
When in doubt, overdress. Dressing well is simple to do, no matter how much you earn. Buy quality clothes, nice shoes, etc. Looking nice sends a message that you care about your physical appearance.

* Be contrary
Dont be afraid to be contrary, even if it means throwing others off their high-horse every now and then. Being contrary and the ability to have an opposing viewpoint sends a message that you have your own thoughts on the matter and care enough about them to not compromise.

AJAX and SEO - Can They Co-exist?

Search engine optimization (SEO) is a technique used to enhance the visibility of a website vis–vis search engines. Using various SEO techniques, websites enhance their visibility so that they would be ranked high on the Search Engine Results Pages (SERP). SEO has become a part of the development lifecycle of websites. Companies, big and small, are becoming increasingly aware about the importance that SEO has, and what it can do for their business.

There was widespread apprehension about AJAX, and its invisibility to search engines. Words like search engine unfriendly were being used to describe AJAX. What was happening with AJAX was reminiscent of the fate that Flash had faced before this. JavaScript, which is what AJAX applications use, is not visible to search engine spiders. In other words, when a search engine spider is crawling a website that is created using AJAX, most of the content would not be visible. The reason for this is that since smaller portions of content are rendered with AJAX, there are no unique URLs that a search engine can direct searchers too. In other words, the whole purpose of enhancing interactivity would fail.

This can be better explained with this example. If you a product catalog with x number of products on it, you would obviously want that the search engine has a distinct page for every one of the products on the list. When you create this catalog using AJAX, all the information is there on the same page for the user to click and explore. But from the point of view of the search engine crawler, there is one page and therefore it does not direct any traffic to the individual products on your page. Wow, that is incredible indeed. I remember as a young man stopping at Carls Jr Hamburger after track practice on the way home or to the library to study and they would always ask me if I wanted a carrot or cheese cake with my custom made to order hamburger, I thought that was really stupid, why on Earth would I want a carrot or cheese cake? But sometimes that would prompt me to order a big chocolate chip cookie?

So it worked and while sitting in the dining room I would actually see other people eating guess what? Carrot and Cheese Cake! So, let this be a lesson to you and always manage the sales counter as if they were part of your sales force too, because they are.
