If you really want to secure government contacts at the county level; there is a lot more than just getting on a list and bidding on a solicitation. Government even at the country level is a little corrupt and insider-ish. You can complain about the evils, backdoor deals and wasting of tax payers money or you can remember that the imperfect system is run by humans and what goes on in generally what should be expected. No difference than the shenanigans of the Catholic Priests.

First you need to know who the County Board Of Supervisors are. It is important for you to know the local county supervisors representing your area by name. It is equally important for them to know yours. You should attend at least one function during the campaign season of a county supervisor. Incumbent supervisors are usually re-elected so attend one campaign party. If a county supervisor has an office in your town, it should be on your schedule to visit and meet the staff. Many county supervisors have an office staff of two to three people. They make good customers because their caseload is high and they are too busy to do much shopping. These caseworkers are like reporters; they know everything and every body. Kind of like the staff at the catholic churches, they know who is doing what, when and to whom.

You also need to make it a point to meet the Department Heads where you believe you might be able to get a contract with; either for services or to sell your wares. You will eventually over time meet all the department heads in the county. These department heads determine who gets what contracts and how long they get to keep them. They will divulge information to you that you should not know. For instance:

What contracts will be coming up before an official announcement has been made

The price the present contractor is charging

Any problems with the present contractors

They many times do favors for friends or contractors they would rather work with. Some are on the take we expect. You are not to indulge in bribes and kick backs, but you should realize some of them are and your competitors are part of the scandals. If you become a whistle blower you will never get a contract so we do not advise that, just be aware of the reality. Face it they lied to you in school the honesty in government is a complete fraud, but you are grown up now and must deal with it. So understand the game, but take the high-road. Think about it.

When you are deep in debt, the solution is not only to get out of that debt (often by means of consolidating), but also to learn what it is necessary for you never to fall back on debt again. Not everyone understands the importance of budgeting when it comes to debt consolidation or negotiation. What is the point of repaying what you owe and becoming debt-free if you do not change your faulty ways? Chances are you will be deeper in debt in a few months time. It makes no sense whatsoever.

Debt Consolidation

By means of debt consolidation you can not only reduce the interest rate associated with your debt, but also reduce your debt and obtain one monthly payment as opposed to the many different ones you have right now. This will have countless benefits on your personal finances. By having only one monthly payment you will find it easier to manage your finances, and, fortunately, you will be able to start making payments on time, which will have a very positive effect on your credit score.

There are many options available when it comes to consolidating ones debt. You can either get a consolidation loan (in the form of a personal loan), use the equity on your house to consolidate, or go for a negotiation with your creditors. I usually recommend my clients to choose a combination of an equity loan (if they happen to be homeowners and have been able to built some equity on their property) and some mild negotiation, nothing aggressive, of course. Either alternative is effective on its own, but when combined, they make a killer combo!

What makes equity even better is that lenders offering this type of loan usually offer the best loan terms in the market. What is more, interest rates are very low, and the interest you pay, is tax refundable! That means double saving.

Budgeting Comes Into The Picture

If you are familiar with my articles (and even if you are not), you have to know I am a budgeting fan. But I am a financial expert, I have years and years of experience on this field, so I must have a good reason for such adoration, right?. As a matter of fact, I do.

If you, like many before you have ever dreamed of owning a holiday home in another country, have you ever considered just how easy it could be to get your feet firmly on the foreign property ladder? Purchasing property in the UK, as most of us know, can be a long, drawn out process which holds no guarantees until the contracts are signed, sealed and delivered, prior to this having to wait endless weeks for the legal process to unfold.

However, buying abroad may not essentially be such a traumatic experience. There are so many sources of information these days which provide us with knowledge of the processes which take place for buying a property in Spain for example.

We all love to watch programs such as location, location where families up sticks and move abroad in search of a new life, but this is the extreme end of the scale. For many of us owning a property abroad is no longer a dream, but very much a reality which very often is cheaper than buying in the UK and often returns an income, due to the thriving holiday industry of today, where people search for holiday villas to rent, rather than booking into hotels in the packed holiday regions.

When you have made the decision to purchase abroad, you then have to pick the perfect location. Do you want somewhere inland or on the coast? Rural or built up in a prime tourist location? After all once you have purchased your property, you will have to love the area you pick whether it is for a retirement home, holiday villa or permanent residence, Spain has its advantages boasting one of the most pleasant climates in Europe, combining warm winters with long hot summers.

Researching all of this in advance is essential. Take Spain again for example; there are the 3 main areas of Spain which spring to mind they are the Costa Brava, Costa Del Sol and the Costa Blanca. Each region has many pros and cons, let us focus on the Costa Blanca which provides wonderful picturesque scenery a perfect blend of mountainous ranges and quiet coastal retreats. Everyone has heard of Marbella, especially the marina where many celebrities like to moor their yachts or Benidorm the night life capitol of Europe, these are the main tourist areas on the Costa Blanca, but most regions remain unspoilt and secretive.

Along the coastline there are many quiet fishing villages, still wrapped in Spanish charm. Among these areas is a little place called Javea, Javea is one of around ten villages all closely linked together with Moraira being perhaps one of the better known. They boast a laid back approach to life, which generally runs at a slower pace and generally appeals to most, because of the rural location it is a perfect place for families to enjoy the real Spanish experience and has many amenities in the immediate vicinity. Due to these qualities Javea is starting to grow in popularity, not only have Javea villa sales increased, it is fast becoming a prime location for retirement and permanent relocation.

This leads to choosing the right type of property for you, no longer do you have to choose from existing property in Javea to appear on the property market, you can actually design and tailor your own dream home, buying off plan or designing your own villa will obviously take longer as the property required will still be either be in the process of being built or very much in the planning stages. However this if you have the time can be very rewarding especially if you are buying to retire.

For many of us with young families one of our prime concerns would be whether the property has a pool? Most Javea villas have their own private pool or communal pool, with lots of services available for pool maintenance by local property maintenance services keeping a property with swimming facilities need not be a drama either.

The comparisons in purchase price of buying a holiday home in Spain to buying a house in the UK do differ greatly. Villa prices seem to be lower on the Costa Blanca if you use a Euro to Sterling calculator. If you are a non-resident of Spain you can still be approved a Spanish mortgage of up to 70 percent of the total purchase price. You will also be required to pay a 10 percent deposit on the selected property. As a rough guide an additional 10 percent of the purchase price should be kept aside to cover legal fees, which include transfer tax and IVA, Notary and Land registry Fees and of course fees for legal services. The purchase process is usually quicker than that provided in the UK, but it is best to seek reputable legal representation to avoid unforeseen problems such as no planning consent.

The easiest way to view properties in Spain is via a property website, these sites give incredible amounts of information regarding property, from choosing a villa to construction of new build properties, they can guide you through the purchasing mine field and keep you abreast of the sale process, explaining the Spanish process. Generally this is provided as free friendly advice.

If you are planning to buy for instance a Javea holiday property, you could actually find it pays for itself, renting your property whilst you are not in residence is a perfect way to make your investment work for you. There are many property maintenance services available throughout Spain, usually from local estate agents. They will charge for the services provided but it also affords you peace of mind that whilst you are away your property is being looked after.

My conclusion therefore is if you aspire to own property in Europe, especially Spain, pound for pound you can make your investment work for you, with the additional bonus of living or holidaying in sunnier climes.

“He’s the repo man,” the father said to his son.

“But why is he taking our car, daddy?” the little boy asked. His mother was digging out the last of the clothing that was frozen to the floor of the trunk.

“Well son, we didn’t make the payments, and when you can’t pay for it, you don’t get to keep it,” he patiently explained. I took the keys from him. I took the car instead of hooking it up, and my brother, Jason (who owned the towing business) drove his tow truck, so it would be ready for the next repossession. The little boy stood in the yard and watched as the repo man drove away in the family car.

I don’t remember exactly, but they probably owed less than a thousand on the car. It was worth even less than what they owed. I had to stop occasionally to use snow to clean the windshield - the wipers were broken. I wish all our repossessions went this smoothly.

A Scarier Repo Man Story

Later that month we were in a small town to take some Pontiac. We cruised behind a couple of the bars in town - generally a good place to look. At the second bar, we found our car, and checked the VIN (vehicle identification number) to be sure. We didn’t have keys for this one, so we would have to tow it.

Unfortunately, the wheels were turned slightly, and Jason decided it would likely hit the brick wall if we tried to pull it out. He decided we had to go inside and ask the owner for the keys. We found the man at the bar, and he pretended not to hear a word we said. He just stared at his drink. Everyone else heard us, though, and they were all his friends.

A crowd began to form as Jason hooked up to the car. They made rude comments and watched us, but then, as the car was pulled out, it did hit the wall, and the turn-signal light cover was broken. The crowd went wild, yelling and threatening us. Unfortunately, we had to stop right there to hook the car up properly.

I grabbed my baseball bat and ran into the bar to call the police. Afterwards, I ran back out, waving the bat around. By this time, Jason was on top of the tow truck, with the angry mob circling below him. Someone had thrown a beer bottle, and we would later discover that in the chaos my brother lost a toolbox full of expensive tools.

The police arrived quickly, and added threw their own insults our way (nobody likes a repo man), but they kept the mob at bay while we hooked up. At least there was no fist fight, and nobody pulled a gun on us, or fired shots over our heads. These three things would happen on later jobs.

Jason never was paid enough for the work, and he gave me just $15 per car retrieved (this was almost 20 years ago). I think in our best night we repossessed four cars. Moral of the story? There are better ways to make a living than being a repo man.

In Orlando if you have more than 5 people in your party you have to get two (2) hotel rooms, but in a vacation home we can fit up to 10 people in a 4 bedroom home. Plus, the ability to eat breakfast in your own home as compared to having to take everybody out to eat will save you quite a bit of money over your stay in Orlando. Plus, at night once you have had your fill of Disney World everybody can back the house and relax out by the pool.

Your business plan may be the first thing investors see, and it is important that your business plan be written professionally and excellently. Investors see thousands of business plans each year, and the ones that get funded are less than 1%. You will greatly improve your chance of getting funded if you avoid these mistakes.

1. Mistakes in Overall Content

A well written business plan finds the solutions to problems that customers are looking for and will pay money to solve. The plan dos not need superlatives to say that it is great. If it is great, the readers will come to that conclusion. Also, be sure your plan presents a focused strategy to solve only one problem in the target market.

2. Stating There is no competition

Every business has competition, either direct or indirect. A competitor is everybody else that is trying to sell to the same target market. Your plan should show how you differentiate yourself from competitors and show that you are stronger in the market.

3. Too Long and Technical

Your plan must convey your business idea concisely. Any detail that you believe is important can be included in an addendum. Also, your plan should not be too technical or scientific. Keep it simple.

4. Poor Organization

There is a logical way that business plans should be put together, and each section should logically flow into the next section. You can finds hundreds of resources that tell you what the basic sections of a business plan should be, and you or any professional you hire should follow this advice.

5. Incomplete or Inaccurate Financial Statements

You must use the right terminology in describing the financial condition of your business. The financials should contain enough detail to fully support your important assumptions.

6. Unreasonable Financial Projections

All the numbers in your financial projections should be reasonable and similar to financial projections of other companies in your industry. Your financials must include Income Statements, Balance Sheets, and Cash Flow Statement, and they all must be prepared in compliance with GAAP.

7. Writing Errors

You must use proper spelling and grammar and cannot be redundant. Be sure your plan is attractive, interesting, easy to read, and professional looking.

8. Timing Mistakes

Have your plan in final form long before your presentation to investors. You may not have the 500+ hours required to write a business plan. Then you must hire a business consultant to write your plan. Be sure to have another objective person read the plan thoroughly and give you some feedback on its effectiveness before you show it to investors.
